INVESTMENT THESIS
Located adjacent to Fenway Park and major academic and medical institutions, Bower was developed in one of Boston’s most supply‑constrained and demand‑driven submarkets. The project was designed to meet long‑term renter demand for high‑quality, well‑located, and sustainably operated housing.
EXECUTION
Green Cities oversaw the project from concept through completion, integrating design, construction management, and sustainability standards into a cohesive development strategy. The building was designed as a high‑performance asset, incorporating energy‑efficient systems, smart window technology, and a co‑generation system to reduce operating costs and emissions.
Wellness considerations were embedded through natural light, biophilic design elements, material health standards, and robust indoor air quality systems. The asset achieved LEED Gold and Fitwel certifications, reinforcing performance and resilience objectives.

OUTCOME
Since completion, Bower has achieved strong and sustained leasing velocity and remains nearly fully leased, reflecting durable demand for a well‑executed, sustainability‑focused asset in a premier location. The project demonstrates the long‑term value of disciplined development paired with operational foresight.
